Interior Design Process

Whether you are furnishing your living room, starting from the ground up, renovating an existing space, or designing a restaurant, we are here to help ease the process and give you the results you’re looking for. Here is a glimpse into our design process and how we will help you achieve your desired outcome.


Initial consultation

An initial site visit and consultation is required prior to any agreement. This is to make sure we are a good fit! There are many different design styles out there, we want to make sure that our style aligns with your vision. After the initial consultation A.Jane Interiors will provide two vision boards with initial concept styles for your review. This coincides with sending a letter of agreement for your review.

Conceptual Design

After signing the letter of agreement, and selecting one vision board to further develop, we start collecting more visual images, fabrics & finish samples to start building a palette for your project. We will present to you this design deck, along with some sketches, design details, and conceptual finishes.

Space Planning

Upon further feedback from you, we begin to develop the floor plan for your space. This could be a simple furniture layout, to reconfiguring an office space or developing a new build condominium. We work with architects, engineers & consultants to the degree of your project needs.

Design Development

Once we have a plan in place, we will develop the design by addressing all of the details to create a holistic and cohesive look. We will present a design deck with specific details, sketches, photo realistic renderings, and material palettes.

Contract Documents

Once the design development is approved, based on the project, we will provide a set of contract documents. This includes a set of drawings that a General Contractor can use in the bidding process. We provide:

  • Interior Floor Plans

  • Reflected Ceiling Plans

  • Furniture Plans

  • Elevations

  • Details

  • Lighting Layout

  • Specifications Schedules

Furniture, Fixtures & Equipment Selections

FF&E typically encompasses all movable or easily removed objects in a building, not including sellable products. FF&E is often not supplied by the general contractor, however it may be installed by them. This is denoted on larger projects as ‘OFCI’ ‘ Owner Furnished, Contractor installed’. In a commercial or hospitality project this could include items such as; Wallpaper, Decorative Light fixtures, Millwork, Carpeting, Loose Furniture. In residential design, the designer will provide the contractor with Finish & Equipment schedules to bid and purchase, for items such as appliances, plumbing fixtures, finish materials. Items such as Speciality Millwork, Wallpaper, Carpeting, Decorative light fixtures are typically purchased by the designer, stored and delivered once a project is ready to receive these items.

 
 

Decorative Furniture

A.Jane Interiors will work to produce a design presentation of bought & custom furniture, decorative accents & accessories which includes two selections for each space, for client review. A.Jane Interiors will provide one round of revisions based on collecting client input on the decorative furniture presentation. Once a client signs off on the selections we will provide a detailed proposal to being the purchasing and procurement phase.

 

Purchasing & Procurement

Placing orders and communicating with vendors can be a tedious and time consuming process. Let us use our resources to take the burden off of your plate. We have built relationships with many vendors over the years, who we have vetted and trust to work on your project. We do the best we can to expedite the process and stick to a delivery timeline.

A.Jane Interiors will send you a detail proposal for each item being purchased, than with an online client portal you will be able to track the process of your order. Once the proposal is approved and a deposit is received, we will place all of your orders that you will be able to track, we like to provide bi-weekly updated on these orders. In the case of a long backorder or a discontinuation of an item, we will reselect and provide you with an option.

All items are shipped to a receiving warehouse where they are unpacked, inspected, and stored. Delivery of items will occur once all items arrive to the receiving warehouse.

 

Contract Administration & Installation

Once the project gets the green light the General Contractor begins their work, we being the phase of design called contract administration. A.Jane Interiors will work with your GC to ensure that the design intent of the contract documents are being upheld. This will include site visits, troubleshooting, value engineering as necessary. The general contractor typically also supplies a timeline, which we than take and utilize during our purchasing and procurement phase. This ensure thats your items arrive to site as needed, and also that your items are not sitting in a warehouse for extended periods of time.

Once construction is complete, we will schedule a furniture delivery and installation.
